- Check for Flood/Bushfire and easements

What you can expect:This exercise will give us a good overview of how 'future proof' the location and suburb is and how it stacks up against the wider market.
04. Evaluation of Dwelling
What happens:- Assessment of the interior via walkthrough videos
- Checking RPdata history for previous sales campaigns
- Sharing details (photos, floor plans, observations)
- Joint review/refinement based on feedback
What you can expect:This step helps us with understanding the quality of the asset reviewed
05. Financial Feasibility Assessment
What happens:- Evaluation of rental yield potential via comparable market analysis
- Evaluation of market value via recent sales comparables
- Discussion of property metrics with your broker/bank
- Immediate feedback if overpriced / location triggering lending issues
What you can expect:This step assesses the property through the lens of a lender / bank. The more sophisticated the assessment, the less risk downstream with finance not getting obtained.

08. Negotiation Strategy Advice
What happens:- I will provide you with best practises on how to structure the offer
- We'll discuss recommended 'subject to'- conditions with your solicitor
- Knowing about the vendor's motivation and where the asset sits in the wider market helps with fine tuning the approach

09. Building and Pest Inspection
What happens:- Once the offer is accepted, we organize the BnP inspection

What you can expect:Knowing how to read, interpret and re-negotiate a BnP report is crucial to understand and mitigate potential downstream implications that arise during your time of ownership.
10. Supervision & Guidance till settlement
What happens:- From here I help with the supervision of finance and conveyancing
